home around your needs — and arrive at the approximate size of the project, which is what our fee proposal is based on.

Site & Plot
A little about the land helps us understand what your home can be, and what it can hold.
1.Where is the plot located — which city or locality?
2.What is the plot area, and roughly its dimensions?
3.Is it a corner plot or an intermediate one? From which side or sides is the road access?
4.Which direction does the plot face?
5.Is the land flat, sloping or contoured? Is there a significant difference in level across it?
6.Are there existing structures, trees or features on the site you would like to retain?
7.Are there views you would like to capture, or surroundings you would prefer to screen for privacy?
8.How many floors do you envisage for the home — ground only, G+1, or G+2?
9.Are you aware of any local building rules, permissible coverage or setbacks that apply to the plot?
10.Do you have a soil-test report and a digital survey of the plot, or will these need to be arranged?
11.Do you follow Vaastu, and would you like the design to comply with it — fully, or in principle?

Who the home is for, today and in the years ahead.
1.How many people will be living in the home?
2.Who are they — yourself, your spouse, children, parents? Please tell us a little about each.
3.What are the ages of the children, and are their needs likely to change over the coming years?
4.Are there elderly members, or anyone for whom step-free access, a ground-floor bedroom or a lift would matter?
5.Do you expect parents or family to move in, or guests to stay over often, such that dedicated rooms are needed?
6.Will you have domestic help, a driver, or other staff living on the property?
7.Do you have pets — cats, dogs, birds or others — that the home should comfortably accommodate?

The everyday rooms — how you receive, gather, cook, dine and rest.
1.Would you like a foyer or a sense of transition as you arrive?
2.A formal living to receive guests — roughly how many seats would you like?
3.A separate family living, away from the formal area? Will you watch television here, or would you prefer a dedicated media or music room for that?
4.How large a dining should we plan — would an eight-seater table suit you, or larger?
5.A powder room or guest wash near the dining, for daytime use?
6.Would an open (dry) kitchen suit you? Should it have a breakfast counter?
7.Do you need a separate work area or wet kitchen, used mainly by domestic help?
8.Is a kitchen store required?
9.How many bedrooms do you need in all?
10.Should every bedroom have an attached dressing and toilet?
11.Do you prefer walk-in wardrobes, and roughly how large?
12.Any special features in the bathrooms — a jacuzzi, or perhaps a private open-to-sky shower or terrace?
13.Do you need a pooja or prayer room?
14.On the upper floor, would you like a lounge or a family space?
15.How many bedrooms should the upper floor hold?
16.Should the bedrooms open onto balconies?
17.Would you like a private, open-to-sky terrace garden attached to the bedrooms?
18.On the ground floor, would you like bedrooms to open onto a deck and the landscape?

1.How many cars need parking? How many should be covered, and do you need open parking for guests' cars?
2.Any two-wheelers to be parked? Would you like an electric-vehicle charging point?

5.A security cabin at the entrance?

How the home is kept comfortable, secure, supplied and gentle on its surroundings.
1.Should the home be centrally air-conditioned, or cooled room by room?
2.Are you interested in passive cooling or structural cooling systems?
3.Home automation — lighting, air-conditioning, audio, gate control, fresh-air systems?
4.Automated security — cameras, sensors, alarms?
5.Solar energy — to run part of the home, or all of it? On-grid or off-grid?
6.A backup generator — full or partial?
7.What is the source of fresh water in your locality — an open well, a borewell, municipal supply?
8.Is corporation or municipal water supplied regularly, or is it scarce? Would you need an underground sump?
9.Would you like to harvest rainwater — for the whole house, or only to irrigate the landscape?
10.Would you like water filtration or treatment — RO, Kangen, or whole-house systems?
11.How is waste managed in your locality? Would you like an incinerator for dry waste, and a composting or domestic biogas system for wet waste?
12.How is your hot-water need best met — solar, heat pump, or instant heaters?
13.Is your locality noisy or busy with traffic? Would you like acoustic measures to keep the home quiet?
14.Would you like a central or robotic vacuum system?
